Metal roof installation in Orlando follows the same basic order on most houses: quote, permit, tear-off, deck repairs, underlayment, metal, inspections. Knowing the order makes it easier to compare quotes and spot a contractor who skips a step.

1. The Written Quote

It should name the metal product and its Florida Product Approval number, the panel thickness, the underlayment, every trim piece, the price per sheet for any rotten decking, and the permit.

2. The Permit

Inside the City of Orlando, a re-roof needs a permit from Permitting Services, with a dry-in inspection and a final. Unincorporated Orange County requires an in-progress and a final inspection too. See Orlando roof permits.

3. Tear-Off and Deck Repairs

The old shingles come off down to the plywood. Soft or rotten sheets are replaced at the per-sheet price in the contract, and the deck is fastened to current code.

4. Underlayment and Dry-In

Florida's code requires a secondary water barrier when the roof covering on a wood deck is replaced. Once the underlayment is down, the City of Orlando requires a dry-in (in-progress) inspection before the metal covers it, and Orange County requires an in-progress inspection too.

5. Metal, Trim and Final Inspection

Drip edge and starter go on first, then the panels or shingles from the eaves up, then ridge and hip caps, valley metal and flashings at walls and vents. The building department's final inspection closes the permit.

The 25% Repair Rule

Florida law sets a building-code rule for roofs built, repaired or replaced to the 2007 Florida Building Code or later: when 25% or more of the roof is repaired or replaced, only that part has to meet the current code, not the whole roof. Older roofs aren't covered by that rule, so ask the contractor which applies to yours.
