Metal roof repair in Orlando rarely means new panels. Leaks start where things join: screw washers, seams, wall flashings, pipe boots and ridge caps. After a storm, add bent trim, lifted edges and debris punctures.

- Pipe boots that crack in the sun, often the first thing to fail.

Exposed Screws Over Time
Every screw on an exposed-fastener roof goes through the panel and seals with a neoprene washer. Over time the washers shrink and lose the seal. Panel maker McElroy says that typically doesn't happen until around years 20 to 30, and the fix is replacing the screws. A look after every big storm is still worth it.

Repair or Replace
Sound panels with failed screws, boots or flashings are a repair. Rusted panels, several leaks at once, or an old exposed-fastener roof that needs every screw replaced deserve a replacement price too. On a roof built to the 2007 code or later, Florida law says only the repaired part has to meet the current code, even when 25% or more is replaced.
